The proposed development includes the partition of the plot and the construction of two housing units.
The surface water run-off was disposed of using SuDS techniques. The SuDS techniques used on site were based on the ground conditions and the potential discharge points available.

The development provides wider sustainability benefits as it provides housing in an area in need of regeneration. The benefits for this site outweigh the flood risk as the development provides the regeneration of a building. The flood risk assessment identified the risk of flooding from rivers and surface water.
